We can assist in any form of secured finance including self-build and development finance which can be particularly complex and should never be attempted on your own.
Where we really add value is in non-standard secured finance. This might be bridging to refurbish an auction property to turn into a 15 bed HMO, then release the capital on the newly valued property, it might be that you live and work abroad even as far flung away as Hong Kong or the UAE and want to invest in property in the UK. Most often it's where people want to build a property portfolio via a limited company and secure finance in the company name rather than themselves personally, as this can have enormous benefits if done correctly - and we do emphasise CORRECTLY.
As we are directly authorised Independent mortgage brokers we have access to a substantial amount of deals and most importantly lenders that you cannot get access to as a member of the public and chances are, you may not even know exist which are not found elsewhere, that cater for all these eventualities. On top of this, as most of these types of deals are relationship based, lenders prefer to deal with a broker that knows what they're doing and has a lot of experience for 3 reasons.
1. They know that we know how to place the business correctly the first time and ask the right questions that other inexperienced brokers may not know or understand.
2. They know how we work and we know how they work so it's much easier to get the right deal the first time which means less hassle for the lender and the best deal for our clients.
3. Due to the volume of niche business we do with these types of banks and lending institutions, what may be declined by them via another broker is accepted via us - strange but true!
